How will your home size compare with your neighbors?
How long will you be staying there?
Does your addition meet your future needs?
How well do you like your neighborhood?
If you have children, how well do you like the schools?
Room additions are usually performed for one of two reasons:
The residence is to small for a growing family.
The value of the residence would be increased by more then the cost of the room addition.
Our recommended rule of thumb would be the 5-year plan. if you plan to sell your home within 5 years, keep your addition practical. Adding a bedroom and/or bathroom and expanding the family room or kitchen are very practical additions. A new roof and simple cosmetic repairs are also good for the resale value.
If you plan to stay in your home longer then 5 years, design your addition to accommodate the needs of your family. A second story addition is usually more cost per square foot for the construction, but sometimes that is the only way to make the residence large enough for a growing family. Also, a second dwelling on your property may be to perfect solution for your parents, or give your children a starter home.
