Room additions are usually performed for one of two reasons:
The residence is too small for a growing family.
The value of the residence would be increased by more than the cost of the room addition.
Our recommended rule of thumb is the "5-year plan": if you plan to sell your home within 5 years, keep your addition practical. Adding a bedroom and/or bathroom and expanding the family room or kitchen are very practical additions. A new roof and simple cosmetic repairs are also good for the resale value.
If you plan to stay in your home longer then 5 years, design your addition to accommodate the needs of your family. A second story addition is usually more cost per square foot for the construction, but sometimes that is the only way to make the residence large enough for a growing family. Also, a second dwelling on your property may be the perfect solution for housing your parents or in-laws, or give your children a starter home.
